LAND AUCTION OF 138.34 +/- OF KNOX COUNTY LAND IN 2 TRACTS
The following two tracts of land will be sold at the Galva American Legion located at 45 Wallace St. Galva, IL (right off of Rt. 34 on the west edge of Galva), on
WEDNESDAY OCTOBER 27TH, 2021 AT 10:00 A.M.
TRACT I: Tract I consists of 78.34 +/- acres that are located in the Southwest quarter of Section 8 in Victoria Township along Rt. 167 one mile east of Victoria, IL. This highly productive piece of land gently rolls and includes Ipava, Osco, Sable and a small amount of Sylvan soils. The crop productivity index is 134.1. The ground is bordered by Rt. 167 on the south side and by County Rd. 2250 N on the north. ASCS maps indicate 73.8 acres are tillable with the remainder being in waterways and roads. The farmstead has been surveyed off and sold.
TRACT II: Tract II consists of 60 acres +/- located in the Southeast quarter of Section 33 in Lynn Township or 2 miles north of the junction of Rt. 180 and Rt. 167 with frontage on County Rd 2400 North. FSA indicates 23.31 tillable acres with the remainder in woodland, waterways, roads and a building site. The tillable acres are primarily Rozetta soil with a small amount of Hickory and Elco. The crop productivity is 108.2. The woodland offers mature trees and an excellent hunting opportunity with wildlife including deer, turkey and sm. upland game. The farmstead buildings are in poor condition.
TERMS: Bidding is not contingent upon financing. The winning bidders will be required to provide a non-refundable 10% down the day of the auction with the balance to be pd. in full upon closing on or before Nov. 27th, 2021. A valid purchase agreement will be signed day of sale. Each Tract will be sold in order with no combination being offered. The buyer or buyers will have possession for the 2022 crop year.
