TRACT I:  Tract I consists of 60 acres +/- located in the southeast quarter of the northeast quarter of section 12 in Elba Township. The FSA farm map indicates 52.78 acres of cropland with the remainder in woods and roads. This non-highly erodible land consists of Ipava, Sable, Clarksdale and Rozetta soils. TERMS OF SALE: Tract I will be sold first with Tract II immediately following. The buyer or buyer will pay a non-refundable 10% down of the total amount of each Tract at the time of the auction and will sign a valid purchase agreement.
